Prepare and negotiate leases with tenants.

Frequent checks made on the property to ensure renters are maintaining the home.

Look after all complaints from renters and arrange for any necessary upkeep and emergency repairs around the home.

Collect rent and deposit to owners' bank account.

Handle any eviction procedure that may become necessary.

Keep abreast of all laws relating to Landlords and Tenants.

Physical written inventory and condition report made on the home when it changes hands to ensure any damage is noted.

Hold security deposit in Bermont Property Management Trust Account.

Frequent checks made on homes which may become temporarily vacant and arrangements made for grass cutting and snow removal if required.

Full statement mailed to owner each month, including pertinent receipts.

Ensure utility bills are properly placed in the name of the tenants on occupancy.

Incidental services such as forwarding of mail.

Non-resident withholding tax deducted and forwarded to the Income Tax Department for out-of-country homeowners.

No hidden costs for mileage, monthly statements, etc. all is included in the management fee.
